A friendly residential community, Surprise was ranked as third fastest growing city in the nation in Forbes magazine.  It sits in close proximity to Sun City, El Mirage and Phoenix.  Mountain Gate is within easy reach of Highway 60, the major artery between Phoenix and Wickenburg and Loop 303 Freeway.

Mountain Gate West’s desirable location is based on a number of diverse factors.

Population/Expansion.  The overall picture includes a number of large-scale master-planned communities within 3-5 miles of Mountain Gate, most notably Prasada and Marley Park – the largest two of the group.  Local residential/retail heavy hitters such as DMB, Fulton Homes, Westcor, RED Development among others, are involved in more than 5,000 acres of development including parks, hospitality, entertainment, medical, employment, retail and residential.  A $47 million luxury apartment home complex is slated to be built near the Cactus League spring training stadium.   Several smaller pockets of residential homes are also in the works, as well as a new regional mall expected to bring 20,000 more jobs to Surprise.  Increased demand for local retail, office and supplier services is the natural result of expansion on this scale.

Medical facilities.  Since several major health facilities exist nearby, Mountain Gate offers optimal officing location for medical professionals, as well as lawyers, title agencies and other professionals preferring to work in their home town rather than making a daily commute to Phoenix or beyond. Moreover, a new Catholic Healthcare hospital is planned near the Prasada development.

Athletic attractions.  Surprise has placed a strong emphasis on athletics and numerous outdoor activities.  At the core of this commitment is a sparkling sports oriented complex at the 125-acre Surprise Center Recreation Campus.  The City has invested heavily in this sporting venue, thereby making its mark as one of Arizona’s newest tourist destinations.  The crown jewel of the campus, which also houses a substantial Aquatic Center, is the Major League Spring Training Stadium.  Built just six years ago, its 10,500 seats serve as off-season home to the Kansas City Royals and the Texas Rangers, drawing both fans and the associated revenue.  A youth baseball complex and Dream Catcher Park specially equipped for handicap/special needs kids complete the baseball attractions.

A new premiere Tennis & Racquet complex is also part of the City’s extensive nod to sports, and golf courses abound in the Surprise area.

Mountain Gate is also within a short drive of other area major event complexes:  Coyotes Jobing Arena, University of Phoenix Stadium, the site of the 2008 Super Bowl and finally Westgate City Center, with its diverse selection of restaurants, retail and hotels.

Medical facilities, sports facilities and retail – all within a short distance of the project, offer buyers multiple reasons to consider locating their business at Mountain Gate West.
